Last week we gave you all of the details on the outside of our duplex renovation, but today we’re turning our attention to a big development on the inside: DRYWALL! We’d nearly forgotten how big of a step this is in a renovation, but all of the feels quickly came flooding back (just like when we hit the drywall stage at the pink house last summer). Rooms suddenly feel like rooms again! Your floor plan starts to feel real. And the vision for its finished state comes much more into focus. Speaking of vision, Sherry shot a video tour that goes room by room to explain what goes where (everything from where we’re planning to

How Much Did The Duplex Kitchens Cost?
As our bathroom reno continues (current status: more demo happened, our vanity, tub, & toilet arrived, and we have our plumber & electrician scheduled to rough things in and then we can prep & tile) we thought it would be fun to share a duplex kitchen budget breakdown. *Also, for anyone who has inquired about renting the duplex this fall, there’s an announcement about that later in the post* Obviously, there are LOTS of factors that affect how expensive a kitchen renovation will be, so let this post just be a reference point for you – not a prescription for how much a kitchen reno should cost. The average kitchen reno in 2019 was $24,047
The Duplex Before & Afters
This mirror-image two-family house in Cape Charles, Virginia was the most far gone home that we’ve ever rescued. Not only did it need things like new electrical & plumbing & structural reinforcement, we actually had to remove the entire roof and all of the walls (you can read all the posts about the renovation here and here’s the Airbnb listing for the left side & the right side if you’re looking for that). But we lovingly brought it back to life, and what was once the ugly duckling on this street is now all fixed up as a sweet vacation rental (just four blocks from the beach!) and the before & afters are our favorite part.
Two Duplex Kitchen Reveals – And Our Airbnb Listing Is Live!
Big day, big day, BIG. DAY. Not only are we gonna give you a tour of both completed duplex kitchens, we also FINALLY got our Airbnb listings up and running. Phew! So keep reading for all the photos & the details on how you can book a week there if you wanna check out Cape Charles for yourself (we think it’s the best summer vacation ever – but we might be a little biased). So the picture above is obviously the kitchen with the blue tile & wood cabinets on the right side of the duplex (which you’ve seen bits of already in our post about installing the Ikea cabinets and tiling the backsplashes) but
The Finished Living Rooms & Dining Rooms At The Duplex!
We’re THRILLED TO PIECES to be finished with the entire front half of the entire duplex – which means we’re revealing the open living room & dining room on each side at this very moment. Right now. It’s ON. This is what you see when you walk into the left side of the duplex and pivot towards the living area. With the exception of still having to steam and hem the curtains, we are ready to stick a fork in this baby! One of our favorite secondhand rugs that I bought ages ago from New England Loom on Instagram found a home in the living area with our favorite Crate & Barrel sofa to add
Four More Finished Spaces At The Duplex!
If you tuned in last week, you saw us very excitedly reveal the before & after photos of the first four rooms that we completed at the duplex. SO MANY EXCLAMATION POINTS! There isn’t much rhyme or reason to the order of the things we’re sharing – we’re just rolling things out as we complete & photograph them… so today we have FOUR MORE SPACES THAT ARE DONE DONE DONE! Can you tell how thrilling that is for us to proclaim after over a year and a half of working to get this house put back together and ready for renters this summer?! (The listing will go live on Airbnb once we’re done with all
Wanna See Some Finished Bedrooms & Bathrooms at The Duplex?
We’re working overtime (so many trips to the beach these days!) to get all of the rooms in the duplex finished and photographed so we can get our rental listing up on Airbnb for weeklong summer bookings. Don’t worry, we’ll make a big announcement when that happens – you won’t miss it! So even though we still have a bunch of rooms that aren’t quite done yet (like 2 kitchens, 2 living rooms, 2 laundry rooms, and 2 more bedrooms and bathrooms), it feels extremely momentous to be 100% finished with the four rooms in this post. *Please imagine every single celebratory emoji here* So without further ado, I’ll show you around the two bedrooms
Things Are Getting Homier At The Duplex!
Last month we shared how refinishing the floors at the duplex made us feel like we turned a major corner at a house we’ve been renovating for over a year (remember when it looked like this?!). And now we are firmly in “the fun part!” You know, where you get to start bringing in rugs and light fixtures and furniture and accessories so it goes from looking like a construction zone to an actual home. It’s THE. BEST. Especially after months and months of expensive improvements that you don’t even see when the drywall goes back up (like plumbing and electrical upgrades). So let’s just get right into it. Behold, this wall of the left
How Floor Refinishing Totally Transformed The Duplex
Last week Sherry and I got to see the freshly refinished floors at the duplex for the first time. And despite having just gone through this last year at the pink beach house, we were still taken aback by what a HUGE difference it makes. Which explains why we’re about to hit you with a bunch of before & afters right now. We can’t get over how finished it makes everything feel. It’s like changing this one surface suddenly takes the whole place from “renovation zone” to “move-in ready.” I mean, let’s just appreciate how far we’ve come for a second. This is that same room (the living room on the left side of the duplex) when
Exciting Developments At The Duplex
GUYS. GET EXCITED. Lots of major stuff is happening at the duplex. Like extremely thrilling developments that we’ve thought about and planned over the last year and finally… FINALLY!… they’re happening. You last saw the duplex about a month ago when we shared that it was drywalled, and the latest progress has basically put me over the edge. I, Sherry Petersik, am feeling what people refer to as “messy” about these recent developments. It means I’m too excited and it’s not a good look. But you know I can’t contain myself so I’m just gonna share it all anyway. GET READY FOR A CAPS LOCK EXTRAVAGANZA AND LOTS OF PICTURES! That room above is the living
Our Duplex Paint, Cabinetry, & Tile Choices (Let’s Just Say They’re Not “Safe”)
I’m not gonna lie. Simultaneously choosing a bunch of finishes – like paint colors for walls and ceilings and trim and doors, cabinets for two kitchens, and tile for six bathrooms (plus two mudroom/laundry rooms along with two kitchen backsplashes) has felt overwhelming at times. Heck, planning just one room, like a bathroom renovation on its own, can feel overwhelming… and here we are planning six different bathrooms, two different kitchens, and 10 other rooms simultaneously! But we’ve managed to keep our heads on straight (so far) and even have some advice to offer through it all. So whether you’re working on a new construction and have to make a lot of decisions like this
Why Are Shutters So Hard? And Other Duplex Exterior Questions Answered
You guys may have seen some of our progress on the duplex’s exterior on social media, but let’s get into some of the nitty gritty (and answer a ton of questions that have come in about it) here on the ol’ blog. We wanna talk shutters, steps, metal awnings, and what the heck is happening with all of that diamond door drama (among other things). As a refresher, this is what the house looked like before. Due to the historic mandates in town, we’re required to keep all of the basic elements of the house the same – original front doors, exact window locations, the roofline itself (ahem), and the corbels along the roofline… …
